Obtaining Residence Visa & Relocation

The UAE Golden Visa grants a 10-year renewable residency to investors who purchase property worth AED 2 million or more. The property must be fully paid — not under a mortgage — and registered with the Dubai Land Department in your name. Off-plan properties qualify once the purchase reaches the AED 2 million threshold, even before project completion.

Golden Visa holders can sponsor their spouse, children of any age, and domestic staff. There is no minimum stay requirement, making it ideal for investors who divide their time internationally. The visa is renewable indefinitely as long as the qualifying property is retained. We advise on structuring your purchase to meet and maintain Golden Visa eligibility from the outset.

The Golden Visa application is managed through the General Directorate of Residency and Foreigners Affairs (GDRFA) in Dubai. The process requires the original title deed, a valid passport with at least six months validity, a medical fitness certificate, health insurance, Emirates ID biometrics, and photographs. We coordinate every element of this, working with approved typing centres and our legal network to ensure your application is submitted correctly and followed up efficiently.

Processing typically takes four to six weeks for the initial visa and a further two weeks for the Emirates ID. We track progress actively and flag any queries from the GDRFA promptly. For clients outside the UAE, we advise on the optimal timing to enter the country for biometrics and medical testing.

Beyond the visa, relocating to Dubai involves a series of practical steps that can feel overwhelming without local knowledge — opening a UAE bank account, registering a vehicle, arranging schooling, setting up utilities, and finding the right neighbourhood to live in. We offer comprehensive relocation coordination that covers all of these steps.
