It is also one of the most consequential — because the condition in which you accept your property on that day, and the documentation you sign, will determine what the developer is obligated to rectify and what falls to you.

Professional Snagging Inspection
A snagging inspection is a systematic review of your property against the approved plan, specifications, and finishing schedule. Our team — or our specialist snagging partners — inspects every surface, every fitting, every system, and every dimension. We check paint quality, tile alignment, door and window operation, electrical fittings, plumbing connections, AC performance, and structural finish.
The resulting snagging report is a detailed, itemised document that lists every defect, however minor — from a paint scuff to a faulty socket to a misaligned cabinet door. This report is formally submitted to the developer, who is legally obligated under RERA regulations to rectify all defects within the defects liability period. We follow up until every item is resolved.
Utility Connections and Community Registration
Connecting your property to DEWA (electricity and water), activating your district cooling account, and registering with the community management company are all steps that must be completed before you or your tenant can move in. Each involves separate applications, documentation, and deposits.
We coordinate all of these on your behalf, working with the relevant authorities to ensure connections are activated promptly and accounts are registered correctly. For furnished rental properties, we also coordinate the DEWA and chiller setup in the tenant's name to avoid any ongoing liability falling back to you as the owner.
